You’ll see a wide variety of land uses and development patterns throughout Downtown Englewood. EDDA hopes to leverage Downtown’s existing strengths and to foster high-quality development that will make Downtown a more interesting, walkable and economically-diverse place to live, shop, work and play.
To assure smart development of Downtown land and buildings, new efforts are reviewed against the Englewood Downtown Plan, the City of Englewood Comprehensive Plan and the Unified Development Code, as well as other regulations.
South Broadway Downtown Design Guidelines
In the spring of 2025, the Englewood City Council adopted guidelines to support our traditional, authentic main street on South Broadway. The project was shaped by broad community engagement in creating the South Broadway Public Realm Action Plan. The result is a framework of reasonable guidelines for new construction and exterior renovations designed to make South Broadway more welcoming, safe and easier for everyone to get around. The guidelines encourage a 360-degree main street with things happening around every corner, as well as ensure that local businesses can grow and thrive for years to come. Read the guidelines here.
The EDDA works to:
- Focus redevelopment efforts within the downtown core
- Identify key catalytic redevelopment sites within Downtown and employ targeted efforts to attract high-quality development
- Encourage compact redevelopment models that promote walkability and that utilize best practices in urban design, where appropriate
- Build upon and expand the mixed-use energy within Downtown
- Encourage the adaptive reuse of existing and historic buildings along South Broadway and Old Hampden
